What is a Property Valuation?
- Inheritance Tax Valuation (IHT) a Red Book-compliant assessment of a property’s open market value at the date of death, prepared for Inheritance Tax and probate purposes.
- Capital Gains Tax Valuation (CGT) an independent, Red Book-compliant assessment of a property’s market value at the relevant valuation date, prepared for Capital Gains Tax and HMRC purposes.
- Valuations for Shared Ownership (Staircasing) an independent, Red Book-compliant assessment of a shared ownership property’s current market value, used to determine the price payable for purchasing an additional share in the property.
- Help to Buy is an independent assessment of a property’s current market value, prepared by an RICS Registered Valuer to determine the amount repayable when redeeming all or part of a Help to Buy equity loan.
- Valuation for matrimonial purposes is an independent, Red Book-compliant assessment of a property’s market value, prepared to support the fair division of property assets during divorce, separation or matrimonial proceedings
